๐ Figures verified Sep 28, 2026 against HUD's FHA handbook and credit score preparedness guide, the Federal Reserve's G.19 rates (May 2026) and September 16 decision, Experian's State of the Automotive Finance Market (Q1 2026), Fannie Mae's 2025-26 credit changes and the CFPB. Personal loan rates by credit use our Debt Relief Path Finder's assumptions. How we check numbers โ
An FHA mortgage needs 580 for 3.5% down (500 with 10% down), most lenders want about 620 for conventional, VA and USDA loans, and the best mortgage pricing starts at 780. Car loans and personal loans have no official minimum, but the price changes a lot: Experian's early-2026 data shows new-car rates from 4.55% for top scores to 16.01% for the lowest.

The Score Each Loan Needs
| Loan | Minimum | Where pricing gets good |
|---|---|---|
| FHA mortgage | 580 (3.5% down); 500 with 10% down | Higher scores still get better rates from lenders |
| Conventional mortgage | No hard minimum in Fannie Mae's automated underwriting since Nov. 16, 2025; many lenders still require 620 | Best price tier at 780 on Classic FICO (800 on VantageScore 4.0) |
| VA mortgage | No VA minimum; lenders commonly look for about 620 | Lender-specific |
| USDA mortgage | No program minimum; lenders commonly look for 640 or higher for automated approval | Lender-specific |
| Jumbo mortgage | Often 700 or higher | Usually 740 to 760+ |
| Auto loan | None; subprime lenders lend at any score | Prime (661+) and super prime (781+) |
| Personal loan | Set by each lender, often around fair credit | Good to excellent credit |
| Credit card | Secured cards for any score | The best rewards cards usually want good to excellent credit |
The model matters too. Mortgage lenders now choose Classic FICO or VantageScore 4.0 for Fannie Mae and Freddie Mac loans, and auto lenders often use industry-specific FICO Auto Scores, so the number in your app may not match what a lender sees.
What Each Tier Costs: A Car Loan
Experian's first-quarter 2026 averages on a $35,000 new-car loan over 60 months:
| Credit tier | Average APR | Monthly payment | Total interest |
|---|---|---|---|
| Super prime (781+) | 4.55% | $653.30 | $4,198 |
| Average, all borrowers | 6.39% | $683.01 | $5,981 |
| Deep subprime (500 or less) | 16.01% | $851.32 | $16,079 |
Used-car rates run higher across the board, from about 6.30% for top scores to 21.77% for the lowest in the same data.
What Each Tier Costs: A Personal Loan
| Credit | APR | Monthly payment | Total interest |
|---|---|---|---|
| Excellent credit | 12% | $332.14 | $1,957 |
| Good credit | 17% | $356.53 | $2,835 |
| Fair credit | 25% | $397.60 | $4,314 |
These rates on a $10,000 loan over 36 months match the assumptions in our Debt Relief Path Finder; the bank average for a 24-month personal loan was 11.86% in May 2026.
Worked Example: Moving Up One Tier
- Car: on a $35,000 new-car loan, the top tier pays $11,881 less interest over five years than the lowest.
- Personal loan: on $10,000, excellent credit saves $2,357 over three years compared with fair credit.
- Mortgage: if a better tier means 6.25% instead of 6.75% on a $350,000 30-year loan, the payment drops from $2,270.09 to $2,155.01, $115.08 a month, or about $41,429 over 30 years.
Auto rates are Experian's Q1 2026 averages; personal loan rates follow the Path Finder's assumptions; the mortgage rates are illustrative, since real pricing depends on the loan and the rest of the file.
Decision Rules
If this, then that
- If you're between 580 and 620 and want a mortgage โ FHA is usually the path; keep building toward 620 for more lenders.
- If you're within 20 points of a mortgage price band โ a paydown or error fix before applying can pay for itself.
- If your score is subprime and you need a car โ borrow less, put more down, shorten the term and refinance once your score improves.
- If a personal loan quote is near card rates โ compare a balance transfer or credit union loan first.
- If you're rebuilding โ a secured card paid in full every month starts the history lenders want.
Mistakes to avoid
- Assuming the score in your app is the one a lender will use.
- Shopping for a car or mortgage over weeks instead of days, piling up inquiries.
- Taking a long car loan at a subprime rate without planning to refinance.
- Applying for a jumbo or conventional loan without checking the lender's minimum.
- Ignoring errors that could move you into a better tier.
